Young uses real estate solutions to aid others

Any given Wednesday evening, Saturday or Sunday mornings you can find between five and 20 people intently observing and participating in introduction to real estate investing workshops for beginner and intermediate real estate investors or two day Wholesale Academy 101 classes. Sponsored, hosted and conducted by real estate guru Terence Young, participants leave the classes enthusiastic, encouraged and knowledgeable on how to invest in the market.

“The guy knows his stuff,” said Than Merrill from A and E’s Flip This House and fortunebuilders.com describing Young. Considering him a friend and good student, Merrill acknowledged that Young, who is very active in the business, as “a great guy, creditable and a class act.”

As founder of Rapid Home Buyers, LLC and president of Property Placement, Inc., Young defines himself as a full time real estate investor and licensed real estate agent. Involved in all aspects of real estate for seven plus years, he said he is a real estate investing educator in the Pittsburgh area.

“I like to teach others how to invest in real estate and how to invest passively to earn double digit returns,” he said.

He said he teaches how to wholesale real estate for quick cash, and helps people through the short sale process aiming to prevent facing foreclosure, and helps others buy and sell their homes. He also indicated that he is involved in residential redevelopment of single family and multi-unit properties.

Always having an interest in people, a flare for numbers and an ability to work with his hands, Young said he knew at an early stage in his life that his career would consist of assisting people in some type of capacity. A Youngstown, Ohio native and once residing in Georgia, Young said there was something about Pittsburgh that he always liked. Upon receiving his associate’s degree from the Community College of Allegheny County, he worked for the defunct Circuit City and Best Buy. An entrepreneur at heart he said when Best Buys discontinued their home delivery department he purchased a truck and started TY Trucking gaining contracts to deliver for Circuit City, Best Buys and h.h. greg. Wanting to know more about business and after buying into television real estate infomercials which he considered a rip off, Young said he obtained his real estate license in 2005, purchased his first house in Penn Hills where he and his family now reside and began purchasing investment property.

“There was something about Real Estate that amazed me,” he said. “My mission was and still is to learn all I can about the field and use the knowledge to assist others. I worked hard in my trucking business as long as I could until I had to let it go to run the real estate business full time.”

Based at 10989 Frankstown Road, Young operates what he calls a real estate solutions company. He started out purchasing and renovating property, by learning different strategies within the industry he advanced to whole selling property for investment purposes and now is a broker for K and S Real Estate.

“The bottom line is that I buy, renovate, sell and rent residential properties,” he said. In his opinion he helps people by teaching them how to invest, helps people get mortgages to become first time homeowners, and now is looking for real estate agents; which provide employment.

While traveling throughout the East End signs identifying his business read; For sale—Property Placement, Inc., RHB—Rapid Home Buyers, LLC—Agents wanted and Terence buys houses.

“What I do might seem complicated to some, but my main goal is to help others,” said Young. Excited that he just assisted a mother-daughter team fulfill their dream of purchasing a home. “That was a great experience because I acquired that house (7052 Saltsburg Rd.), rehabbed it, posted pictures of the process on my Facebook Page and we just closed on it a couple days ago. And they are happy.”

Knowing that buying a home is exciting but at the same time a stressful and puzzling experience he explained that through his company, Rapid Home Buyers he can assist by offering a rent-to-own opportunity if necessary, help “credit challenged” buyers get qualified for a home, assist in getting people pre-qualified, and offer properties available and immediate access to homes before they are put on the market. “Our overall mission is to work hard to make our clients home buying experience smooth and successful.”

At the age of 24, Justin Ferguson a real estate agent and mortgage advisor said he respects the work that Young is doing. “I’m taking his classes because I see the value in his teaching. I’m looking to expand my business and real estate investing is a good way to do it.”

Ready for the next level, Jamal Colbert who participated in the Introduction to Real Estate class said he learned a lot from the course.

“Knowing that you can buy property with little or no money was an eye opener for me,” he said. “I have wasted a lot of money purchasing information from the infomercials from television; I wish I knew Terence before I did that.” As well as an educator, Colbert credited Young as being a mentor and a good businessman.

Considered as a great marketer by Colbert, Ferguson and Merrill they pointed out that other than his telephone number, 412-894-7888 and his signs posted throughout the area, that he can be found all throughout social media outlets.

Young’s next Wholesale Academy 101 class is scheduled for November.
